Case Study
A private equity-backed property investor approached MSA Group with a mixed-use London portfolio of 18 assets that was significantly underperforming relative to market benchmarks. Lease structures were outdated, void rates were elevated, and the portfolio lacked a coherent asset management strategy.
MSA conducted a full portfolio audit, renegotiated 12 lease agreements, implemented a targeted refurbishment programme across six assets, and introduced a digital asset management platform to improve operational transparency and reporting.
Outcome: 23% improvement in portfolio ROI, void rate reduced from 14% to 4%, and total portfolio value increased by £18.4 million over 24 months.
